The sales process
The sales process of your property in Spain roughly consists of four steps:
- Building a file.
- The presentation and promotion of your home.
- Viewing, bidding and negotiating.
- The actual sale.
Building a file
After our introduction, we start with a valuation of your home based on the current market. Then we help you compile the file for your home. Here we include all necessary papers, such as a copy of the title deed, the costs per year and a copy of identity cards or passports. Then we make a good description of the house in six languages (Dutch, English, French, German, Spanish and Catalan) and let us take photos (and possibly videos) by our professional photographer. If you have not yet received an energy certificate and declaration of habitability, we will request it. We always work with a sales order.
The presentation and promotion of your home
In our opinion, simply presenting your home on our own website is not enough. That is why we continue to actively search for new opportunities to make your home be the main point of view of potential buyers. We offer your property on our site, but also on the platforms of other real estate agencies and on various portals, such as Habitaclia and Immovario. We also deploy our regional, national and international network. Of course we inform our own clientele. In this way we increase the chance that we will sell your home quickly.
Viewing, bidding and negotiating
When we have found interested buyers, we immediately plan viewings and virtual tours. Will there be an offer? Then we will negotiate to make sure that the offer completes your full wishes. Is there an agreement? Then we draw up the provisional purchase contract.
The actual sale
The final stage of the sales process: the actual sale and transfer of your home. The Gestor, an administrative specialist, helps with the preparations and is present with us during the transfer. Together with the gestor we check the papers, we send the papers to the notary and we determine all money flows. If you do not (properly) master the language, we ensure that everything is translated neatly for you. We also take care of all transfers of utilities, after sales and represent your interests after the sale.
